Who this is for
Four situations. One ledger.
Buying, owning, building, inheriting. The stages differ; the account, the ledger and the evidence under them do not.
- Lagos, Abuja and Akure
- One property is enough to start
- One ledger under all of them
Where you are starting from
Pick the one that sounds like you.
The situations differ and the stages differ with them. What sits under all of them is the same: one account in the property’s name, one ledger nobody can edit, and evidence attached to every job.
The buyer
Buy your first property in Nigeria without buying someone’s dispute.
You send us a brief. We source against it and run a title search before you see anything. What survives goes to verification: survey, physical inspection, seller checks. You get a report with the inspector’s name on it, and a fee that is the same whether we say yes or no.
- Verification
- Title perfection
- Acquisition
- 01VerificationWhat you getA written verdict, with the name of whoever reached it.
- 02Title perfectionWhat you getThe title as the registry actually holds it, not as it was described.
- 03AcquisitionWhat you getCompletion, and the property’s own bank account opened against it.
“What if the title is bad?”
Then we tell you, and you don’t buy it.
The existing owner
You already own it. Now see the money.
We open a bank account in the property’s name, move the tenancy onto it, and start the ledger. From then on, rent lands where you can see it, every repair carries a photo, and you get a monthly statement. Keep your brother; give him read-only access.
- Letting and facilities
- Distribution and payout
- 06Letting and facilitiesWhat you getIncome posted against the property, matched to the bank every night.
- 07Distribution and payoutWhat you getThe month swept, and a transfer carrying its rate and its CCI reference.
“Why not just use my brother?”
Because you cannot audit him, and asking to is an insult. A ledger neither of us can edit ends the question.
The builder
Build it, furnish it, let it: with numbers you can hand to an accountant.
Every construction payment posts against a certified milestone with photos, the vendor’s invoice and the supervisor’s name. Furnishing shows our margin as its own line. Then the short let runs on the same account: nights let, channel commission, our 22%, your payout, in that order, every month.
- Build supervision
- Furnishing
- 04Build supervisionWhat you getCertified spend, posted as it is certified rather than at the end.
- 05FurnishingWhat you getSupplier invoices at what we paid, with the margin as its own line.
“What does it really earn?”
We count nights, never percentages. The channel’s commission, our fee and your payout are separate lines, in that order, every month.
The inheritor
Inherited land you have never seen?
Inherited property tends to arrive as a story and a photograph. The title is searched, the survey is matched against the beacons, and somebody physically walks it. You find out what the registry says you hold before you decide whether to keep it, sell it or build on it.
- Verification
- Title perfection
- 01VerificationWhat you getA written verdict, with the name of whoever reached it.
- 02Title perfectionWhat you getThe title as the registry actually holds it, not as it was described.
“Nobody in the family agrees. Now what?”
We do not settle family arguments. We establish what the registry records, in writing, so the argument is at least about the same document.
The part that never changes
Whichever one you are, the floor is the same.
Four rules the system refuses to break, under every situation on this page. They are not promises about how carefully we work.
See the proofOne account per property
A dedicated NUBAN in the property’s name. We hold client money in accounts opened per property, never pooled.
A ledger nobody can edit
Corrections post as reversals that name what they correct. The original entry stays exactly where it was posted.
Evidence on every job
Photographs, the invoice, and the name of whoever signed it off, attached to the entry that paid for it.
A written verdict either way
Quoted per engagement before we start. Charged whether we approve the property or reject it. The work is the same, and a fee that only lands on approval would be a reason to approve.
Verification is a professional opinion on the evidence available, not a guarantee against fraud. We say so here because we would rather be trusted than believed.
The ask
Start with one property. We will tell you what we find.
You do not have to know which of these you are. Tell us what you have or what you are looking for, and the first thing that happens is a check, not an invoice.
