Lagos from the air · for Nigerians abroad

Proof, not property management.

One bank account per property. A ledger nobody can edit. Photos on every job. Payouts abroad with the rate printed on the transfer.

4B Freedom Way, Lekki Phase 1ExampleShown until an owner publishes a ledger here.

ML-REV-EXAMPLE01 reverses ML-JOB-EXAMPLE01. The original entry stays exactly where it was posted; nothing on this ledger is edited or deleted.

An example, drawn the way a real line is drawn: the hand that posted it, both sides of the entry, and the entry it corrects. A real line takes its place the moment an owner publishes one.See how an entry is built

Who this is for

Nigerians abroad who already own property at home, are buying their first, or are building one.

If one of these is you, the rest of this page is written for you.

  • Lagos, Abuja and Akure

The checks differ by city, because what goes wrong is local. Each city has its own page and its own list.

  • Buying, owning or building

Three situations, seven stages between them. Under all three: one account in the property’s name, one ledger nobody can edit, evidence on every job.

  • One property is enough to start.

Bring the one you have, or the one you are looking at. The first thing that happens is a check, not an invoice.

What we do

Three reasons people come to us

The situations differ and the stages differ with them. What sits under all three is the same: one account in the property’s name, one ledger nobody can edit, and evidence attached to every job.

  1. Stages 01–02

We verify, and we say no

    Verification · Title perfection

  2. Stages 03–05

Money moves on rails you can see

Acquisition · Build supervision · Furnishing

  3. Stages 06–07

You are paid, and shown the working

Letting and facilities · Distribution and payout

See all seven stages, and what we refuse at each

Why it is different

Five things here that nobody can quietly change.

Not promises about how carefully we work. Each of these is a rule the system refuses to break, so there is no number for anybody to keep honest.

  • One account per property

A dedicated NUBAN in the property’s name. We hold client money in accounts opened per property, never pooled.

  • A ledger nobody can edit

Corrections post as reversals that name what they correct. The original entry stays exactly where it was posted.

  • Reconciled against the bank, nightly

Every night at 04:00 WAT, against the bank’s own statement. Anything that does not match is raised, not smoothed over.

    Next bank reconciliation

    04:00 WAT

  • Evidence on every job

Photographs, the invoice, and the name of whoever signed it off, attached to the entry that paid for it.

  • A written verdict either way

Quoted per engagement before we start. Charged whether we approve the property or reject it. The work is the same, and a fee that only lands on approval would be a reason to approve.

Figures as at , refreshed every 5 minutes from the ledger.

Verify

We have not completed a verification yet. When we have, this is where the count goes.

Counted from verification rows: 0 rejected of 0 completed. A verification counts once a verdict is reached, never before.

No verdict has been published for public reading yet. When one is, it appears here in the verifier’s own words, never as an example.

What it costs

The whole price list fits on one page.

Read from the same schedule that posts fees to your ledger. What we never charge for sits in the same column as everything else.

How you get started

Five questions, then a written verdict either way.

Nothing on this page commits you to buying anything, and the fee for looking is the same whichever way the answer comes back.

Start with a property
  1. You tell us what you are looking for.

Five short questions, and the third and fourth depend on whether you are buying or already own. Every answer saves as you give it, so you can close the page and come back on another device without losing anything.

Who you are · Where · Details · Purpose · Contact

  2. We quote the verification before any work starts.

The registry, the survey and the building itself are checked, and every check is recorded with the name of whoever performed it and the evidence behind it.

₦250,000.00 to ₦450,000.00 quoted per engagement before we start

  3. You get a written verdict either way.

Approved or rejected, in writing, with the inspector’s name on it. If you go ahead, the property gets its own bank account and its own ledger.

A verdict, and a name on it

What it is like, month to month

Most months, there is nothing for you to chase.

The account belongs to the property. Entries post as things happen. The statement arrives whether or not you asked for it, and it can be checked against the ledger it was cut from.

No statement has been cut on this deployment yet. When one is, the document and the fingerprint it was cut against appear here. The box is never filled with an example.

  • The rent

It lands in the property’s own account and posts as an entry you can open.

  • The work

Every job carries its photographs, its invoice, and the name of whoever signed it off.

  • The month

One statement, cut against a named ledger position, so you can still check it years later.

Figures as at , refreshed every 5 minutes from the ledger.

The ask

Start with one property. We will tell you what we find.
