Four claims. For each: the mechanism that enforces it, the thing the system refuses to do, and where you can check for yourself.

Four figures, and where each one came from
Four claims, and the mechanism under each
A claim with a mechanism and no refusal is a description of a happy path, so each card says what stops it: a rule the system enforces on its own, and the place in your own account where you can watch it hold.
Your money is never pooled.
Every property gets its own bank account. Rent, stay income and your top-ups land there and nowhere else.
What refuses
Money cannot land against a property that has no account of its own. There is no pooled client account to fall back to, so the refusal has nowhere convenient to go.
Where to verify
- Your ledger · one account per property
- Your monthly statement · the PDF, cut per property
- This page · the clock
Nothing is deleted or edited.
A double-entry, append-only ledger. Every row is hashed against the one before it. Corrections are new rows that reverse old ones, with the author and reason.
What refuses
A posted line cannot be edited or deleted by anyone, including us. The table itself refuses it, so a correction has to be a reversal that stays on your statement.
Where to verify
- Your ledger · the reversal pair, never hidden
- The anchor printed on every statement
- #verify below · the fingerprint
We check ourselves against the bank every night.
At 04:00 WAT the ledger is matched line by line to the bank’s own statement for every account. Matched, unmatched and exceptions are shown to you.
What refuses
An unmatched line is not rounded away. It becomes a named exception with an age and sits in suspense, visibly, until somebody resolves it and says why.
Where to verify
- Your portfolio · the badge, and the last run whatever it found
- This page · the last run, and the clock to the next
No one approves their own payout.
Maker-checker. One person proposes a posting or payout; a different person approves. The rate is captured at approval and printed on the transfer with the CCI reference.
What refuses
Whoever requested a payout cannot approve it. A second member of staff must, and a payout the owner requested has no confirmed destination until staff set it from the account on file, because two people approving an instruction the requester wrote is not maker-checker.
Where to verify
- Your payouts · every transfer, its rate, and when that rate was captured
- The transfer itself · the rate and the CCI reference printed on it
Every naira is an entry, and every entry has two sides
The row below is an example, drawn exactly the way a real one is drawn and marked as one in its own references. A real row takes its place the moment an owner marks a ledger public.
shown until an owner publishes oneExampleAppend onlyML-REV-EXAMPLE01
ML-REV-EXAMPLE01 reverses ML-JOB-EXAMPLE01. Both stay on the ledger, linked.
We cannot delete a mistake, so watch us answer one
An example pair, walked the way a published correction is walked. When an owner publishes a ledger, the real pair takes its place.
ML-JOB-EXAMPLE01 was posted: “Kitchen plumbing repair. Invoice 2211, with photographs of the work.”. It is still there, saying exactly that.
It was wrong. Nobody edited it, because the table refuses an edit.
ML-REV-EXAMPLE01 was posted against it for ₦46,500.00, in the opposite direction, carrying a written reason a person had to type.
Both appear on the owner’s statement, linked. The balance is right and the history is honest, which are two different things.

The last run, line by line
No reconciliation run has been recorded on this deployment yet. When one has, its result appears here whatever that result was.
- Last run
- —
- No run recorded yet.
- Next run
- 04:00 WAT
- The hour is a constant the scheduler is built from, not a sentence written here.
- Statements generated
- 0
- Each cut against a named ledger position.
A document you can check against us years later
No statement has been cut on this deployment yet. When one is, its fingerprint is printed here beside the document. The box is never filled with an example.
- Claim
- A statement you keep for years can still be checked against the ledger it came from.
- Mechanism
- Each entry is hashed from its own contents and the entry before it, so the chain has a single fingerprint. A statement records the exact position it was cut at.
- What refuses
- Before any statement is cut the whole ledger is re-verified from the first entry forward. If that check fails the statement is not produced at all: a broken chain yields no document rather than a confident one.
- Where to verify
- The anchor above and the anchor on the PDF are the same string. It is marked a demonstration on its face, because a real-looking statement loose on the internet is somebody’s future problem.
The most useful thing we can show you is one we turned down
Rejected at verification
0/0
We have not completed a verification yet. When we have, this is where the count goes.
Counted from verification rows: 0 rejected of 0 completed. A verification counts once a verdict is reached, never before.
Figures as at , refreshed every 5 minutes from the ledger. No verdict has been published for public reading yet. When one is, it appears here in the verifier’s own words, never as an example.
What a verification actually checks
- The seller is the registered proprietor at the registry
- The title instrument is registered, not merely executed
- No mortgage, caveat or lis pendens is recorded against it
- The survey matches the beacons on the ground
- Land Use Charge and ground rent are paid to date
- Building approval exists and matches what was built
- No outstanding service charge sits with the estate
- Somebody physically inspected it, and says so by name
- The access road and drainage were assessed
- Utilities are connected and the meter can transfer
- Claim
- We publish how often we say no, with the denominator in the same sentence.
- Mechanism
- The rate is derived once from the real counts. Under ten completed verifications it states absolute counts instead, because a percentage from a handful is arithmetic theatre.
- What refuses
- A check recorded with no note is refused: a result nobody explained cannot be reviewed. Once a verdict is reached the checks are sealed, so a verdict cannot be written against a record that then moves.
- Where to verify
- The verification fee is charged whether we approve or reject. A fee that only landed on approval would be a reason to approve.
What this does not prove
A verification is a professional opinion on the evidence available on the day. It is not a guarantee against a determined fraud, and we will not pretend otherwise. What we can guarantee is that every check we claim to have run was run by a named person, and that every naira that moves afterwards is posted where you can see it.
Title perfection in Lagos typically runs three to nine months.
